Job Title: Senior Manager – Retail Leasing

Position Overview:
We are seeking an accomplished Senior Manager – Retail Leasing to lead our high-value leasing operations for [shopping malls/high-street retail/ mixed-use developments]. This strategic role demands a commercial real estate expert with a proven ability to optimize occupancy, drive rental growth, and curate premium tenant mixes. The ideal candidate will combine strong financial acumen with exceptional relationship-building skills to secure market-leading brands and elevate asset performance.

Key Responsibilities:

1. Leasing Strategy & Portfolio Optimization
– Develop and execute data-driven leasing strategies to maximize NOI and asset valuation
– Analyze market trends, consumer behavior, and competitor positioning to identify leasing opportunities
– Recommend optimal tenant mix strategies by category (F&B, fashion, entertainment etc.) to enhance footfall and dwell time

2. Deal Origination & Negotiation
– Lead end-to-end leasing transactions from prospecting to lease execution for anchor, mini-anchor, and inline stores
– Negotiate complex lease terms including base rent, CAM charges, percentage rent, and tenant improvement allowances
– Structure win-win deals with national/international brands, franchises, and concept stores

3. Stakeholder Management
– Serve as primary liaison between landlords, tenants, brokers, and internal teams (Legal, Finance, Operations)
– Present leasing performance reports to senior management and ownership groups
– Collaborate with Marketing to create compelling retail narratives for property positioning

4. Financial & Legal Oversight
– Oversee lease documentation ensuring compliance with REIT/ownership requirements
– Monitor critical dates (renewals, options, kick-out clauses) and rental collections
– Conduct financial analysis of lease proposals using IRR, NPV, and payback period metrics

5. Team Leadership
– Mentor leasing associates on deal structuring and tenant relationship management
– Implement CRM systems to track leads, deals, and tenant preferences
– Drive innovation in leasing processes through proptech adoption

Qualifications & Competencies:

Education:
– Bachelor’s in Real Estate, Business, or Finance (MBA/CCIM preferred)

Experience:
– 8-12 years in retail leasing with a track record of leasing 100,000+ sq.ft annually
– Experience with [mall developers/REITs/institutional owners] preferred

Technical Skills:
– Mastery of lease economics and LOI negotiation
– Proficiency in CoStar, MRI Software, or Yardi
– Advanced Excel for financial modeling.
